Case in point, last week, we helped a client successfully sell their condo in San Francisco, leveraging our relationship with Vanguard Properties through our Luxury Portfolio International network. This week, we’re connecting another client with a member of the
Board of Regents in BC to help them secure an ultra-luxury rental. These aren’t one-offs—these are examples of how a deep network of experienced professionals is at our fingertips, ready to support your next move, wherever that may be.

That same spirit of collaboration was on display in May when our team toured Fitzrovia’s Elm-Ledbury purpose-built rental community—guided by their CEO, Adrian Rocca. This wasn’t your typical rental walkthrough. From thoughtful design to next-level amenities,
Fitzrovia is raising the bar in the purpose-built rental industry. Their commitment to customer experience is so high, they send their staff to Disney for training! It’s not just about the building; it’s about creating a lifestyle—food, wellness, schooling, service—all
wrapped into a consistent, high-quality customer experience.

This outside-the-box thinking is something we also see in the new homes and condos market…although it’s fair to say that space is navigating some headwinds. On May 21 st , our team attended a State of the Market, hosted by our colleagues at RAD Marketing. The
numbers shared spoke volumes: just 215 preconstruction sales in Q1 2025 across the 416. That’s a dramatic slowdown, but to say “nothing is selling” would be a misrepresentation. There is activity—so we educate ourselves on shifting consumer habits and what features matter most to buyers: larger, thoughtfully-designed suites, reputable builders, predictable closing dates, authentic lifestyle amenities, and prime locations with access to transit, retail, and green space.

This week we helped a client purchase a stunning pre-construction suite with one of the country’s most respected developers. Negotiations took time, but because of a longstanding relationship between our companies built on respect, trust and collaboration, we were able to achieve an outcome that hit the mark on both sides.

What’s next on the calendar? This week, the Harvey Kalles team will tour 2 Post Road, a new luxury release in the Bridle Path, designed by Richard Wengle and developed by North Drive. It promises to be another exceptional offering in a city that still commands strong interest for premium, family-sized condo buildings.

So, why share these stories? Because if all we did was track TRREB’s sales data, we might believe the market has gone quiet, but that couldn’t be further from the truth. 2025 is looking very much like a professional’s market — one where knowledge, relationships, and
hustle make the difference. Behind the scenes, our agents are doing the work: laying groundwork, sharing insights, building trust, and ensuring that their clients are informed and well-positioned, no matter the objective.

It’s a new era. Today’s client is looking for so much more than just a place to live. They’re exploring rentals, pre-construction investments, luxury condos, commercial holdings, property management, recreational properties, and international transactions. And we’re right there beside them.

Since its launch in fall 2023, our brokerage completed 40 sales at Pickering City Centre—at an average price of around $550,000. At the other end of the spectrum, we’re among the top sellers at The Bedford, with prices exceeding $4M.

Outside the city, our teams in Port Carling, Huntsville, and Picton continue to lead the way in waterfront and recreational spaces. As we head into the summer months, we’re regularly connecting our clients and colleagues with local area experts.

And did you know we have a Commercial Division? With access to industry leading research and data, and over 20 dedicated agents, our commercial team meets regularly to discuss market trends and share insights. More importantly, each of our 300 residential sales
