Happy New Year!

With 2024 now in the books, we can look forward to new beginnings and I’m optimistic for what lies ahead. Already, we’re seeing signs of economic stability that will benefit the real estate market. Inflation came in at 1.9% for November, a number that many economists consider a sweet spot. This should pave the way for further interest rate cuts at the next Bank of Canada announcement scheduled for January 29th. Lower rates would not only ease borrowing costs but also inject greater confidence into the housing market.

January also brings a noteworthy change for homeowners looking to enhance their properties. Beginning January 15th, a new mortgage refinancing program will allow homeowners to borrow up to 90% of their property’s “as improved” value, with a cap of $2 million to fund renovations that include adding rental units. This initiative not only creates opportunities to generate additional income, but also helps add supply to Toronto’s rental housing pool.
