Mike’s Monthly Memo of the the City of Toronto

Whats Happening in the City of Toronto during Phase 3?

“The City of Toronto has now moved into Phase 3 and we’re hearing talk about open houses. First, I want to say that the only way a public open house will occur is if the seller wants it. I don’t think there will be many, but let’s assume there are some. In the COVID-19 era, open houses will not be the way we remember them with multiple groups of people walking through a home simultaneously. There will be wait times as tours are conducted, PPE is dispersed, forms are filled, and homes are cleaned in between each showing.

As an alternative, consider setting aside time on the weekend for pre-booked appointments. Buyers will come for their scheduled showing, providing the sales team the necessary time to clean and prepare the residence for the appointment, with all the necessary documentation signed off in advance of the visit. It will be, effectively, a public open house by appointment only, allowing our team to adhere to protocols that will help keep our sellers, buyers and agents safe.

We are doing relatively well in Toronto, and in Ontario, as it relates to managing the virus. It is exciting to enter this new phase after months of taking the hard road. But look around the world and see what happens when cities rush to a return to normalcy. We cannot allow ourselves to become complacent.”
